Getting a Report - The Process

  • Once you have decided to sell your house, before you put it on the market, contact Property Check and book in a Pre-sale Report.
  • A Property Check inspector will investigate the Property File which is held at the local council and then conduct a thorough inspection on the property. Their findings will be presented to you in a detailed report within 2 - 3 days of the inspection.
  • Once you have read the report, you are then able to highlight any issues that you would like remedied.
  • Once you have communicated to Property Check the issues you would like remedied, we provide the best possible solution in each situation.
  • If the Pre-sale Inspection reveals any Non Permitted work, Property Check will provide details and assistance for an application for a Certificate of Acceptance (C.O.A.) - see below for information.
  • If the inspector uncovers any weather tightness issues, we are able to provide remedial designs by our own designer to suit minor and major problems.
  • Once the remedial work has been completed, Property Check will carry out a re-inspection on the property. (Re-inspection fees may apply.)
  • An amended report will then be provided to yourself to present to any prospective buyers at no extra cost. WHAT IS A C.O.A?
  • Section 96 of The Building Act 2004 provides a form of legalising work that was carried out without a Building Consent or issued a Code Compliance Certificate by issuing a C.O.A. Council fees are usually in excess of $700.00. Drawings and details are required showing the non-consented work and Property Check can also provide these drawings.
